THE Project

Cubix III consists of financing two residential projects located in highly attractive areas of Brussels: Saint-Gilles and Evere.

The project combines the renovation of character buildings, passive new construction, the redevelopment of garages and a sustainable approach, resulting in a supply perfectly aligned with current market demand. The scarcity of supply in these areas, combined with cautious selling prices, is strengthening the potential for value enhancement.

The project is being led by Cubix SRL, a Brussels-based property developer that has been active since 2015 and specialises in human-scale projects combining high-quality renovation, sustainable construction and strong cost control. The company has already financed and repaid two projects via BeeBonds.

Alsemberg / Garibaldi

Renovation of two buildings which will offer 2 commercial ground floors, 3 2-bedroom duplexes and a studio, as well as the construction of two passive houses with gardens, in the heart of a lively, well-serviced neighbourhood.

Construction of a small block of six flats with professional space, and upgrading of 36 existing garages in a quiet, well-connected residential area.

Cubix III is supported by Cubix SRL, a company active in property development and buying and selling. It was founded by David Malfait (management engineer, Solvay) and David Nagel (chartered estate agent, 25 years' experience) in 2015.

Together, they have completed 39 projects, mainly in Brussels, with an average return of over 20 %. The company attaches particular importance to the quality of its properties, compliance with environmental standards and housing accessibility.

Cubix SRL has already successfully raised funds on BeeBonds twice, both of which were repaid on time.
