What is a rental certificate?

A rental certificate is a bond-like debt security (where applicable, subordinated to bank debt) issued in this case as part of a public placement offer within the meaning of Regulation (EU) 2020/1503 of the Parliament and of the Council of 7 October 2020 on European providers of participatory financing services for entrepreneurs, which allows investors to receive interest calculated on the basis of rental income.

How does a rental certificate work?

Here's how the BeeBonds rental certificate works in practice: 

  1. The rental certificate is offered for properties with a regular yield.
  2. BeeBonds' experts carry out an analysis of the quality of the property and the tenant.
  3. A loan of between 5 and 15 years is set up (7 years maximum for projects with capital insured by Atradius).
  4. The owner devotes a proportional part of the income it receives to paying interest to investors.
  5. 6 months' interest is sequestered at the start of the project for 3 years to secure the loan.

How are investors repaid?

Investors receive interest over the term of the loan, and at the end of the period the capital invested is repaid in a single lump sum, under the "bullet loan" model.
