THE Project

The Riverside H project, supported by Sodimco, involves the energy-efficient renovation of an office building, its letting and resale. The The building is located in the Riverside Business Park in Anderlecht. The planned works will improve the building's GRP, thereby increasing its marketability.

The project promoter, Sodimco SA, is a company with experience in the management of office buildings. Sodimco is owned by Growners, a group with extensive experience in buying, renovating, letting and reselling buildings, as well as redeveloping sites prior to marketing.

The project is financed in 2 tranches:

> a €500,000 issue with ainsurance on capital and interest with an interest rate of 7%

> a second issue of €500,000 with an interest rate of 10 %

The project is financed in 2 tranches:

> an issue withinsurance on capital and interest with an interest rate between 6 % and 8%

> a second issue with an interest rate between 9 % and 11 %

THE Project

Energy renovation

A major energy renovation is planned to improve the energy efficiency of the building. EPB of the building from D to B. This work will result in a significant reduction in energy consumption, both in terms of fuel and electricity. In addition, these improvements will reduce the building's CO2 emissions by 58 tonnes a year.

This spacious business park, close to the canal, is surrounded by greenery and comprises 12 buildings. A strategic location

The building is ideally located in the Riverside Business Park in Anderlecht and is just 350 m from exit 17 of the west ring road. The site is easily accessible by train, with free shuttle buses to and from Brussels-Midi station, as well as by bus, metro and bicycle.

Sodimco SA

The project is supported by Sodimco SA, a company active in the leasing and operation of office space. Founded in 1979, Sodimco was acquired by Growners SA in 2018.

The Growners property group, headed by Vincent Schobbens, specialises in the purchase of office, industrial, retail and logistics properties, which it then divides up and offers for sale or rent. Their activity also includes the renovation of these buildings and the reallocation of sites prior to marketing.

Their varied portfolio includes business premises ranging from 50 m² to 10,000 m². As one of the few Belgian real estate companies active in this niche segment, Growners has developed in-depth expertise in the acquisition of professional properties over the past decade, as well as a keen understanding of market needs and expectations. In 2019, the group acquired nine buildings in the Riverside Business Park and has already sold five of them.

THE TEAM

Vincent Schobbens

Founder & Chairman

After a decade in the banking sector, Vincent took his first entrepreneurial steps in 1999 as an estate agent in Brussels. He launched SV Patrimonia, a company specialising in residential property, in 2023. Over time, the business evolved from residential property to professional real estate. SV Patrimonia became Growners in 2017. Today, the company owns around 25 buildings in 15 locations and has an annual turnover of €40 million.

Christine Loumaye

Deputy Chairman

Christine has held senior positions in large-scale organisations in a variety of sectors, including transport, services and communications. She has in-depth expertise in financial planning and monitoring, as well as project analysis and evaluation. In March 2020, Christine joined Growners as Vice President. Her arrival illustrates Growners' determination to strengthen its long-term strategic development.
