Finance the construction of two buildings comprising office space and a "coliving" residence, located at the entrance to the Metz Technopôle.

THE Project

The "Techno Lac" project, located at the entrance to the Metz Technopôle, consists of the construction of two buildings: a 2,794 m² office building and a 117-room "coliving" residence for young people (students, researchers, young professionals).

Supported by Hauplo Participations SAS, an established player in the Grand-Est region since 2013, this project is part of an approach combining innovation, sustainability and operational rigour.

The "Techno Lac" bond is accompanied by a mortgage promise upon signature of the sales in future state of completion (VEFA) and an irrevocable order for payment of the proceeds of sale to reimburse the bondholders after construction-related payments.

An innovative project

The project is one of the first permits obtained in Metz for offices that comply with the new Environmental Regulations (ER 2020). These regulations aim to reduce energy consumption and carbon emissions, including those linked to construction, by means of a life cycle analysis. The aim is to design living spaces that combine energy sobriety and decarbonisation, reduced carbon impact and comfort in hot weather.

Sustainable construction

"Techno Lac" reflects a strong commitment to sustainable development, incorporating the most advanced standards. The buildings will be equipped with green roofs and eco-efficient heating and ventilation systems. Rainwater management will be optimised and the site's surroundings will be landscaped with 93 trees, contributing to better environmental integration.

A strategic location

The project is located at the heart of the Metz Technopôle, a business park renowned for its dynamism in the technology and tertiary sectors. The area is home to around 300 companies and 6,100 jobs, as well as more than 4,500 students. This diversity of players creates a favourable environment for the development of mixed-use property projects.

The Techno Lac project is being developed by Techno Lac SCCV, a company owned by Hauplo, Hupalo and Hauplo Participations.

Hauplo is a property developer that has been active in the Grand-Est region of France since 2013. With a wealth of experience in the development of housing, offices and shops, Hauplo is renowned for its contemporary aesthetic and particular attention to sustainability and comfort.

Hauplo's founder, Didier Godfroid, a landscape architect by training and former Director of Economic Development for the city of Metz, brings over 25 years' expertise in managing large-scale property projects.
